We'll go check that out. Nice. All right, very good. Well, welcome to the show, Jared Dillian. You know, I I started off the conversation with you with how do you pay off your mortgage in five years or less? Is there a way?

Yeah, I mean, you just you just gotta save and throw big chunks of additional principal at it. Like big chunks.

And I was it better to do that than take the money and invest it.

It it's a compli it I I don't have a clear answer to that question. It depends on a lot of things. Okay. So let's say you have a seven percent mortgage. Okay. When you are paying down your house, you are actually earning a return of seven percent.

Good point.

Right? You say you're making seven percent. I have a four and a quarter percent mortgage. So I'm only earning a return of four percent, but I don't care because ha owning a house free and clear with no debt is the best thing in the world. For peace of mind, it is the best thing in the world. Like I could get you know, some terrible disease, I could get cancer, I could be in a car accident. Right. If I own the house free and clear, I I don't ever have to worry. Don't ever have to worry. All you have to do is pay the property taxes, and that's it.

You actually don't even have to pay the insurance.

Oh, right, because you only have to have an insurance if you're gonna get it. If you have a mortgage, if you have a mortgage, right. Good point.

So that's gonna be my goal. Is try to do that. Now, can you do that on any salary? Like, so you would have to would you have to earn more, say not spend as much? Because I think a lot of I think a lot of us spend a lot of money. More money than we should spend.

Yeah, you have to I I mean it it's just like saving. It I mean, it's just like saving. You have to make sacrifices and you know, I was just telling you, I haven't taken the vacation in five years because we are dumping all of our money into the house to pay it off. Uh, and I've gotten it, I've it I've gotten it like 80% paid off in two years and three months. Just amazing pouring money into it.

You know what I feel? Um I go on vacations and stuff, right? I just feel they're highly overrated.

Well, the vacation I took in Greece in 2021 was an incredible vacation. That was that was amazing. Uh for me, going to Cancun or Riviera Maya and drinking out of a pineapple and sitting by the pool, like who cares? Like I don't like I've done that a million times. Like, I don't care. You know, um, also I've traveled a lot internationally. I've been all over Europe. I haven't been to Asia yet, but I've been all over Europe. Uh I've been to Mexico, I've been to South America, I've been to Argentina. I don't I don't really have a desire to travel and see different places. I've seen a lot of the world.

Um, I want to travel in the US. There's a lot of things in the US I haven't seen yet.

Yeah, yeah. You know, I agree. Um, yeah, so that's kind of like my thing now. I I said, how many cruises are we gonna go on? How many? It's that like I I live at the beach. I don't need I don't need to see, I wouldn't mind seeing a mountain here or there, but I've seen it before. Like I'd rather just hunker down, take the time off, but just stay, you know, still take your vacation, but use it for meaningful relationships and meaningful things. Like going away and dumping all this money, like you said, on pineapples filled with alcohol is just I have a different perspective.

For me, we like to take certainly our seven-year-old, the little one's too little, but the family vacation with the daughter at a park or whatever, that is she just has so much fun and talks about it so I mean so much so that she looks looks forward to the next year. She wants to go again for her birthday. So those are the vacations we did. The family thing.

You could make a day trip out of going to a park somewhere. Yeah, but she doesn't or an overnight.

You don't have to go away for like But we do the Virginia thing because there's two parks, and you I mean you really gotta spend four days to get to both parks. Yeah.

There's there's a handful of states I haven't been to. I haven't been to Montana, I haven't been to Idaho, North Dakota, South Dakota, Arkansas, Oklahoma. I think those are the only states I haven't been to, so I want to see them. Also, one of the things I'm doing is I'm trying to get DJ gigs around the country so I can go see different places. Write them off. Well, no, I mean I can't really write them off, but um, like there's actually a club in Anchorage, Alaska. Cool. And I emailed them, and and look, I've been in in Alaska, I've been to Juno, I've been to Homer, I've been to Dutch Harbor, I've been to Kodiak, but I've never been to Anchorage, and I'm like, it would be cool to go to Anchorage.

And it's a good reason to do it, right? Yeah. Yeah. But Nick, what I'm talking about also is just like these big fancy vacations that are kind of like it's just like a beach thing, or that's what I'm talking about, really.

Like we did it once and we actually weren't impressed. We're like, eh.

It's so overrated. I always feel like I spent I wasted seven now to go away for two people. By the time you get home, it's like seven grand. By the time you pay for airfare, your pet sitting. Um, you know, you know, you have pets that need care, and then you're worrying about the pets, and you're worrying about this and the how you know why? Why even bother? I love my house. I just want to be home.

I have a a uh an HOA. Look at where you live. You could go to the beach, the the club, you know.

So I have to tell a story about my brother, and I hope he doesn't listen to this on a podcast. But he um he took a vacation to Bora Bora for like 10 days. How much did that cost? Uh he actually the flights and the resort were free because he used points.

Okay.

But then he spent a bunch of money on food and clothes and stuff like that, so it wasn't free. And then a month later, he took a vacation to Cancun. Like a month later, like another eight-day vacation to Cancun.

I I don't know. And then uh he uh then I I talked to him a couple days ago, and he had been back from Cancun for one week, and he's like, I gotta take a break. And he's like, We're we're gonna we're gonna go spend the weekend in Cincinnati. And I'm like, I you know.

So now a weekend trip is like three grand. I mean, it always is. By the time you pack, you get your transfer, you get your pet sitting, you get your food, you buy some new clothes, you buy some things, you buy eat out every single meal. It's ridiculous.

It's a lot, yeah. Hey, we got a question on the budget blinds text line. Uh, this individual wants to remain nameless. The house is paid for, uh, but the homeowner's insurance is so high. Should I just not worry about homeowner's insurance at this point? Well, the question is where do you live? Yeah, he didn't say that.

Yeah. So if you're on the beach, I'd say uh keep paying the homeowner's insurance. But, you know, do you remember Hurricane Florence back in 2018? How could I forget my daughter was born during it? Yes, yes, that's right. So um, you know, there there were areas that were not in a flood zone that flooded. That's you know, like they were nowhere.

But those people didn't have flood insurance, so they really lost.

Yeah, it was terrible. So I I'm I paid the insurance. Like I, you know, but you but legally you don't have to. Like, if if he wanted to stop paying the homeowner's insurance, he could.

Isn't a lot of your area in a flood zone? Kind of a low-lying area.

I don't know about my area. My house is at 17 feet elevation. Oh. We're actually not in a flood zone.

And they considered ours not to be, believe it or not, even though we're kind of close to one of the tributaries to the uh intracostal waterway. And the water, because of Florence, remember it ended up being a rain event more than anything else. Yeah, it got within like a hundred feet.

We had a bunch of that's the worst you've ever seen since you've been here.

Ever, and it's never gotten close. But the people in the back all flooded.

Yeah, I remember that John Henry. Yeah.

Uh and even in the back. Yeah, it was bad. And it was kind of water. They were telling us, oh, the water's creeping up, and we're like stuck, you know, in Greenville because we had a baby. Uh and it she was a preemie, so we had to stay, and they you know, we're getting reports like oh water's getting closer. Oh, water's starting to recede. You're good.

No, she was born early. Yeah, like that early. A month early. Oh, a month early. Yeah, that's still a lot.

They still wanted to keep her just to, you know, she was a little small.

Yeah.

But you know, and we evacuated because they told us, if you remember, yeah, this thing's coming at us at a four. And it was like, oh, we gotta get out of it. And my wife is pregnant. It's like she she was like, I need to go. They closed down her wing at the hospital where she used to work. Uh-huh. She was baby, baby nurse, labor and delivery. It's like, they're we're closing this down. We're only keeping emergency services open because that's how bad it was. And she was that pregnant. It's like, I I can I go? I was like, Yes, I'll take you. Well, I mean, you know, my wife is scared. We get there, we think, okay, we're good, you know. We didn't bring anything, just the bare minimum, just to stay at her friend's house, and wow. She goes into labor.

You know, I was thinking uh a couple of years ago, uh, we had a staycation with friends. We had a staycation and we invited friends over to stay with us at our house, and we just played tourist at our house because we had the beach, we had the beach club, you know, the ocean club. Then we were like, you know, we did things during the you know, during the week. We had so much fun really exploring. Yeah, there's some beautiful places that are within an hour drive of right here.

I've never been to Greenville. I still have to go to Greenville. Oh, Greenville's beautiful.

I only go because my daughter lives up there. But you have you ever been to Cypress Garden in Monk's Corner? It is breathtakingly gorgeous. Have you ever been to Vareen Gardens up in Little River? It's beautiful. These are all drivable.

There's another place uh north North Charleston, the inn at Middleton Plantation. Have you ever heard of that place? Incredible. North Charleston. Yeah, like way up north.

This guy gave us an update. He lives off Homestown Road in Surfside. Keep the insurance still.

I mean, I I me personally, I would keep the insurance. I would. Also fire. You know, if your house burns down, then you're totally hosed. True. True. Hosed.

Excellent use of that word. It's your biggest investment. It is. Um, so it's basically insuring your your nest egg.

Yeah.

And um, yeah, I mean, and sometimes when you have uh they they make you buy wind and hail or something like that. Something bit, you know, it depends on the age of your house, too. Because you don't it doesn't have all the you know the fortified uh, I guess, um, building codes in it. So you have to keep take that into account. You know, a wind event.

These houses aren't really made for that. Now they say they're making houses with the with a new code. How what year did you build your house?

SPEAKER_04

Uh we moved into it 2024, so from 22 to 24.

Yeah, so it has all the 2021 code changes in it, and that makes all the difference in the world when it comes to insuring your home and knowing that the roof's not gonna blow off.

I'll huff and puff and blow your house in.

I heard it's something to do with some kind of cables to the foundation holding the roof down or something, so when wind gets in, it doesn't like destroy the home. Uh so I don't know much about it, but that's what I heard. All right, interesting conversation. 721. We'll talk more about uh there's a Fed meeting tomorrow. Yes. Yeah. All right, we'll talk about that in a moment. Jared Dillion, next. All right, we're back here with Jared Dillion. So we were just talking about um mortgages and all of that. Uh what will what do you think the Fed meeting is gonna be about tomorrow about tomorrow? What's the bond market doing? Should people buy, sell, move, wait?

Well, you know, this is Kevin Warsh's second meeting, and at his first meeting, he was very hawkish. He's like, we are concerned about price stability, and he said price stability like a dozen times. And uh he threatened to raise rates. Um, we've had a lot of really soft economic data since then, especially the inflation data. Uh CPI came in way lower, PPI came in way lower, PCE came in way lower, and we also had a bad payroll report. So my thinking is they're not going to raise rates. Okay. Uh the market is pricing in about a 25-30% chance that they're gonna raise rates. Um, you know, I I think that Trump will have a cow if uh Warsh raises rates. Uh I don't think he will, uh, but that's what we're looking at. We're looking at basically like a 25 or 30% chance that he will. Um the bond market, you know, the last time I came in here, I talked about bonds. Um, they are so attractive here. Uh nobody wants them. The bond market has been getting killed since 2022. I mean, you can get a 30-year bond for about 5.2% right now, 10 years for 4.7%. Um, the yields are really attractive. Like, I like it a lot, you know.

So, what does that mean for your mortgage rates? Because that has a lot to do with your house values, too.

SPEAKER_04

So, mortgage rates are benchmarked off of 10-year interest rates, and it varies, but usually mortgages are about 2% higher than 10-year interest rates. So, if 10-year interest rates are at 4.7, mortgages are around 6.7. That and that is where they are right now. Mortgages are around 6.7. So, you know, I I've I've said to you before, I think I think mortgage rates are going to come down over time. I think they're gonna come down to about five or five and a half. You'll have an opportunity to refinance, you know, everybody will. Um, but uh that's gonna be a slow process. But I do, I do think that's that's my personal view that interest rates are gonna be coming down.

So you know, uh I was thinking with this um uh mortgage rate uh thing about refinancing down the road, because a lot of people are saying that you could do that and that way get the real estate market going. The thing is, is don't shouldn't you wait till it's like two points less?

Uh actually it it makes sense to refinance when rates go about a percent lower than your mortgage.

Just a percent is enough.

Okay, and you have to plan on keeping your home. Like if you're moving, then that's a silly thing to do, right?

SPEAKER_06

Yeah.

So what is the payoff amount? Um, like like how many years, like five years if you're gonna stay another five years, or when is it worth it?

SPEAKER_04

Well, it's gonna cost you about two thousand dollars to refinance because you have to get an appraisal, you have to get all this stuff.

Right, closing cost closing costs.

SPEAKER_04

So it's about two thousand dollars, but your mortgage payment will be about two or three hundred dollars less. So that'll pay for itself in about a year, maybe even a little less. So as long as you're gonna be in the house for like another two or three years, it still makes sense to do it.

Anything else about you want to talk about these government grocery stores in New York? Yeah. So I think people are kind of not accurately predicting what's going to happen with this. Oh. So Mamdani said that uh, you know, staples like bread, meat, eggs, milk, stuff like that are gonna be 30% cheaper.

So here's what's gonna happen. They're gonna open the stores, day one, people are just gonna clean off the shelves, buy everything. They'll be out. But it's perishable. And then they're gonna they're literally gonna go on the sidewalk and resell it at full price.

Why don't they just offer them more money on their snap cards instead of trying to do this whole debacle?

Because Mamdani wants to put the privately run grocery stores out of business. He only wants government-run grocery stores because he's a communist.

So this isn't really a plan to help feed the poor in New York. This is a plan to destroy corporate America. Yes. Well, that's in other words, but here's what's gonna happen. He's a typical socialist, he's a destroyer, not a builder.

Yes. So here's what's gonna happen. If you live in Union Square, if you live on the Upper West Side and there's a Whole Foods or a Trader Joe's, you and you and you're wealthy, you're not going to the government grocery store. No, right? You're gonna go to Whole Foods and Trader Joe's. So what this hurts is the little grocery stores, the bodegas on the corner, those are gonna go out of business fast, right? Because their clientele is just gonna go to the government grocery stores.

And those are always a little bit more money because they're convenience stores. Yeah, you know, and they don't have the stores are always more right.

Yeah. Now the other thing is there's a lot of bodegas, a lot. Boga does bogadas.

Do you think that anybody will be prosecuted for stealing from these government-run grocery stores?

Oh, you oh, but they need it in. Don't aren't they gonna have loss prevention plan in in place?

Dude, people are just gonna steal from this. Like I mean, so basically it's you know, it's gonna be taxpayer dollars funding theft, basically, is what's gonna happen. Yeah.

I didn't think about that, but if they're not, if they're already not stopping shoplifters in regular stores or prosecuting them, then I mean it's just Well, what's the difference if the money is they're just gonna go in and take it?

Not only that, you know, the employees of these grocery stores are gonna be communists. So, you know, when they get the deliveries of food, they're just gonna sell it off the back of the truck. They're just gonna sell it off the back of the truck. It the whole thing is gonna be a complete disaster, you know.

Okay, so uh didn't they say I thought the number was like 30 stores within the next couple of years, right? And then they took that down. So what are we talking about five stores? Five stores now. Okay, yeah, at a cost of how much?

So and nobody thinks that this is a bad idea.

You know, it's funny. I was talking to one of my New York buddies yesterday and he's a Democrat, but he's uh he's more of a centrist Democrat. He voted for Cuomo and I said, Let me ask you a question. If you had the election again today, would Ma'am Donnie get elected? And he said absolutely yes. He said, People love this stuff. Um I'm like, all right, well, you're gonna you're gonna get it good and hard.

You know, he he has so much charisma. This guy he is, you know, when they talk about central casting, I mean he's just perfect, he's got that charisma, and it's very cultish where he's gonna be. You mean like Obama did? Yes. That's the problem. You have to be where be aw just be very, very cautious around people who are telling you all this stuff with a smile and a laugh and a handshake and a pat on the back.

What do you feel about the people that have organized this petition uh to keep bar him from the 25th uh I guess memorial of 9-11? They don't want him anywhere near the grounds when they read the names, nothing. Do you think that that matters to him? I say no, but do you think he's still gonna show up?

Uh, I don't know if he's gonna show up. Knowing him, he probably will. Um but um Liz is trying to find this. I think he she went to the side. I passed it. Yeah. Um, I mean, I'm a 9-11 survivor. Like, this guy is a disgrace. I don't want him anywhere near this.

Who was it, Shannon Bream or one of those blondes? And she was like laughing and fixing her hair and talking, and and I'm like, he has completely disarmed her. But then did you see the interview she did with that socialist?
